WHO OWNS THE LAND?
  • The land is sourced directly by Fatherland Properties, therefore Fatherland is the final point of contact for sale of your property. Once we transfer the property to you, you simply do not have any financial obligation or commitment to a third party laying ownership claim to your land, such as touts, omo-onile or Baale or touts. You simply start your construction projects. Fatherland we source our property out to the origin of ownership, we just do not only find and communicate with real Land Beneficiaries (Omo-onile), we do further verifications with the local chiefs (Baale), local Kings (Oba), local council and State council. We reassure that all properties we sell are FREE from Government acquisition, any sale that contradict this with evidence, entitle you to full REFUND, no question asked.


WHAT IF SOMEONE ELSE TAKEOVER OWNERSHIP OF MY LAND ?
  • Lagos State Government is rigorously clamping down on tout and land grabbers however when you purchase a property worth £3000 or $3600 or ₦1.2M the last thing you want is to further continiously paying out solicitors fees to claim your property back plus the back and forth to the court, above all the time a year, 2years, 5years... MUST FATHERLAND CARRY OUT CONSTRUCTION WORK TO ASSURE MY PROPERTY PROTECTION?
  • Fatherland does not have to carry out your construction work to honour our legal protection commitments to you, however we must see completion evidence of the construction work you carried out to have the same legal cover within 3 months of complete payment(s), we accept photos or videos evidence showing 360 degree coverage of both the interior and exterior of the property, if we are not satisfied with the photos we will contact you to resend them.


HOW LONG DOES FATHERLAND PROTECT MY LAND PURCHASE OR INVESTMENT?
  • 2 year GUARANTEED LEGAL COVER - "If you know that within 2 years you will not be ready to start physical use of the land you want to purchase (home construction or business activity) then please do NOT buy" - Fatherland Director. 'HONESTY IS KEY' this is Africa and we are operating in Nigeria, no business or person or government can provide you with long term guarantees on anything however, we at Fatherland understand the terrain and can guide through on how to best protect your investment on long term, every investment and purchase is different so we will provide you with expert advise to suit your investment. 


I COMPLIED TO THE PROPERTY TIMESCALE INDICATORS BUT NOW THERE IS OWNERSHIP DISPUTE?
With our expertise we are confident this will not happen but if it does our ethical commitment is to give all of our customers and investors stress free purchase and investment. You have three option:
  • Allow us the adequate time resolve the matter – timescale is set on individual case's merit, we will put this in writing to give you reassurance.
  • In a hurry to start construction projects ? if you are not happy with the timescale to resolve the dispute, we have ethical obligation to source alternative land with identical price value of the land originally purchased in the same locality. We will put this in writing to give you reassurance.
  • If we are unable to resolve the dispute after 3months of the timescale we specify to you in writing then you entitled full payment refund plus full refund on work carried out on the property by Fatherland. FULL REFUND on everything paid.


LAND in an ESTATE - To buy or not to buy ?
  • Buying a 'virgin' land directly in newly formed estates is like buying a virtual property, PERFECT for long term residential property investors, as the estate develop the value of your purchase appreciates. You are entitled to the measurement of land you pay for on paper but you are ONLY allocated your physical land when you are ready to build. On long term, once the estate is developed you may win big when it comes to reselling such land but this is largely subject to the estate management clause, the estate maybe entitled to a cut of the pie and you end up with very little. The other disadvantages of estate land purchase, estate services bills will apply living there or not, then there is the limited alternative use of the land in future, you may not be allowed to use the land for commercial purposes (shops, offices etc.) - immediate rent return on investment in newly established estates can be very unattractive in most cases but this will change in the long term. Estate land purchase is not for everyone however, living in an estate, you expect hassle-free, well organised and peaceful neighbourhood, you bank on the estate management and your neighbours to be just as sophisticated as yourself - with that in mind, 'life is good'.


WHAT TO LOOK OUT FOR BUYING A VIRGIN LAND?
